The UAE Golden Visa is a long-term residence visa, usually valid for 10 years and renewable. It lets you live, work and study in the UAE without a local sponsor, and it can cover your family. Here's who qualifies and how the process works.

Eligibility rules are set by the federal and emirate authorities and can change. Use this as an overview and confirm the details with the official portals before you apply.

What it gives you

  • Residence for up to 10 years, renewable
  • No employer or local sponsor needed
  • Family members, including spouse and children, can be sponsored
  • Staying outside the UAE for long periods doesn't cancel the visa as it can with standard visas

The main routes

RouteCommonly quoted requirement
Property investorProperty worth at least AED 2 million
Public investmentDeposit or investment in an approved fund or company
EntrepreneursAn approved project or a successful startup
Skilled professionalsQualifying job, salary and degree
Exceptional talentRecognised achievement in science, culture, sport and more
Outstanding students and graduatesTop grades from qualifying schools and universities

The property route

The property can be ready or, in many cases, off-plan from an approved developer. Mortgaged property can also qualify when enough of it is paid or the bank provides the right letter. You can usually combine several properties to reach the threshold. Each emirate's land department confirms whether a property qualifies.

The steps

  1. Check eligibility with the land department or the official visa portal.
  2. Gather documents: passport, photo, title deed or contract, valuation or developer letters, and proof of payment.
  3. Apply online through the official channels or an approved typing centre.
  4. Medical test and biometrics in the UAE.
  5. Emirates ID and visa issued, then sponsor family members.

Mistakes to avoid

  • Assuming every off-plan project qualifies; only approved developers and payment levels count.
  • Paying agents who promise a guaranteed visa.
  • Forgetting the medical insurance and other conditions for sponsored family.
